I am the proprietor of Portland Modern Real Estate and Portland Modern Rentals.
My family lives in Raleigh Hills in a split-level modern home built in the 1960’s. I was raised in the Irvington neighborhood in a Prairie Craftsman style home that my parents purchased on a VA loan back in the 1950’s.
I have been listing and selling real estate in Portland dating back to 1995 – Jagged Little Pill by Alanis Morissette was the #1 selling album that year! My career started at Windermere, then at The Hasson Company for 16 years followed by 8 years at Living Room Realty. We launched Portland Modern in 2021 and in 2023 we introduced Portland Modern Rentals – a Property Management division.
I started the company after having worked in reputable real estate companies in Portland for 25 years. The desire to form a new brand, one that delivers blingy marketing and storytelling specific to each property or applying decades worth of experience & insight to the home buying process, has proven to be in a word, validating.
We specialize in Portland’s close in neighborhoods both east & west, Lake Oswego, St Johns and this and that in between including occasional treks to the coast & central Oregon as our clients dictate. Modern homes both vintage and newer deliveries, colonial, split level, ranch, bungalow, new construction – we list & sell it all. The client comes first! Discernment, discretion, diligence, kindness. These are among the virtues we hold dear.
My background and experience of nearly 30 years in real estate includes both residential and commercial projects. When it comes to listing & selling residential real estate I have historically been drawn to working for the homeowner including accidental landlords & mindful investors – arguably less so to the ‘flipper’. How we get there matters indeed.

We first met Lance almost 20 years ago when he was representing our new next door neighbors. Over the years we stayed in touch, so when we decided to start looking for a new house, we immediately thought of Lance. He’s so good at being able to connect and get to know you, as well as your likes and dislikes. We always felt that he was looking out for our best interests and wasn’t there to just make a sale. He’ll tell you if he thinks the house isn’t the right one for you, and when to be patient and keep looking. And when you find the right one, he’ll push you to go for it. He’s a skilled negotiator and we trusted his judgement for every step of our home buying + selling journey. And bonus, he’s fun to tour homes and hang out with!
Lance and Team led us through our Portland home sale. Considerations in choosing Lance were his knowledge of our neighborhood, his keen focus on an aligned strategy, frequent and precise communication and his “can do attitude”. The stresses of the home sale were reduced when we saw how the team organized their plans and critical details. We have moved multiple times and know that strategic agents with excellent communication skills are not easy to find. We made the right choice in Lance.
We worked with Lance Marrs when we first moved to Portland and bought our home. Being a Portland local, Lance knew every neighborhood (in the city and the suburbs) and helped us navigate which area would be fitting for our family and needs. After viewing a few properties together, he was able to hone-in on exactly what we were looking for and found us the perfect house. Because he is so well connected in the area, he was able to leverage his relationship with the listing agent to ensure a smooth escrow process and help us find trusted vendors for inspections, etc. The process was pleasant, and fun and we were so grateful for his guidance.
Lance gets it. He understands that real estate is individual and personal. Lance listens as he leads, both uncovering and organizing the objectives of the deal. It’s Lance’s innate ability to navigate the nuance, and still maintain perspective, that makes him special. At every step, Lance and his team deliver to the highest professional standards, but it’s Lance’s respect of the many dimensions of real estate that make it so valuable to work with him.
